Fannie Mae creates Short Sale Assistance Desk to assist REALTORS®

Fannie Mae, in cooperation with participating MLSs across the nation, recently developed the Short Sale Assistance Desk to assist real estate professionals with handling issues that may arise following a short-sale offer.  Post-offer short sale issues may relate to servicer responsiveness, the existence of a second lien, or those involving mortgage insurance.

The Assistance Desk will collect and submit information to Fannie Mae using a dedicated submission form on the member’s MLS Web site.  The form then is submitted to Fannie Mae with data to help improve valuations and make quicker decisions regarding short-sale requests. 

The Assistance Desk is designed to assist real estate professionals in cases where the standard approval channel has slowed down, and where Fannie Mae’s intervention may serve as a means for progress towards a resolution.  The Assistance Desk is not intended to replace the standard approval channels, nor is it intended to serve as a compliance or enforcement function, or as a potential appeal for decisions the real estate professional believes to be unfavorable.

Sacramento’s real estate market is booming this summer on one Fair Oaks street, thanks to a voracious buyer with big ambitions.

Wielding its authority to buy private property for public purposes, Sacramento County is purchasing part or all of 140 parcels on two miles of Hazel Avenue. Officials say they need the land to widen the old street into a modern, six-lane thoroughfare.

That means tearing down 42 homes on Hazel between Curragh Downs Drive and Madison Avenue, and slicing off front and back yards from more than 90 other mostly residential properties.

At $14 million, it’s the biggest residential land buy the county has conducted in at least three decades, possibly ever.

Some sellers have signed deals that get them into more expensive houses on nicer streets, and renters are pocketing tens of thousands of dollars in relocation assistance. Still, the county’s efforts, coming when real estate values are low, have stoked fear and anxiety among many on Hazel.

“We’re at their mercy,” said Ruben Cruz, whose home is slated to be replaced by a sidewalk. He’s waiting to hear what the county will offer. “What’s the delay? Where’s the communication?”

Seven houses have been demolished, and several others boarded up. An excavating machine with a claw sits at the site of one downed house, ready for another demolition.

County officials began alerting Hazel homeowners a decade ago that this moment would come. They say they intend to make owners and renters financially whole, as required by federal law. That includes helping displaced residents find and pay for “safe and sanitary, functionally equivalent” homes nearby.

The change at Realty World – Golden Hills, San Jose, CA.

Purveyors of goods and services who are at the top of their marketing game rarely use their mouth to draw a prospects attention and then pitch in the prayer of a sale. Rather they use their ears to learn what a potential customer needs and then present a solution that is cost effective and worthwhile.

I mention this because recently I had the privilege of meeting two of our newest members to the Realty World Northern California Family, Robert (Bob) Fernandez and Francisco Gonzalez, co-owners of Realty World – Golden Hills in San Jose, California, formerly Century 21 – Golden Hills. Both are long time veterans of real estate in the South Bay and both knew immediately what their business needed in order to compete in times of rapid change. Bob and Francisco are keenly mindful of the activities it takes to run and profit from operating a real estate brokerage firm with over fifty sales associates and a long book of business.

Since joining Realty World, our meetings have focused on the consolidation of tasks that real estate agents need to do in order to compete and win in the eyes of consumers. Bob and Francisco knew these activities were important and a prerequisite for any successful associate continuing in or just launching their real estate career. Their validation of what we are doing at Realty World was a positive sign to me that we had invested right in terms of bringing the business to the agent.
However, there is more to it than that.
